Curated reconciles them into one record, keyed on the county identifier, with the zoning source treated as the authority on what can be built. If the sources disagree, you find out, rather than picking whichever tab you happened to trust.

Nobody drives in a circle. A river, a rail line, a highway with no exit, a left turn nobody makes at 8am. The three-mile ring includes all of it. The ten-minute drive time does not.

Curated builds real drive-time trade areas on Esri's network, and enriches inside them. It is a small thing that changes the answer, and it is the exact thing a general model will tell you to order from someone else.
